A 10.5-acre parcel on Bonnet Creek Resort property near Walt Disney World is on the market for $2.3 million, a prime location for a new hotel, the Orlando Sentinel reports.

The parcel is privately owned land surrounded by Disney and Interstate 4, and adjacent to the Waldorf Astoria Orlando.

However, the land has been on the market for 18 months and seems to be a tough sell, seeing as hundreds of thousands of dollars are added to the cost of owning the land and the deed restrictions call for an upscale hotel/condominium to be built on the property, according to the Sentinel.

For those reasons, builders are cautious to purchase a parcel like this until they are confident they can finance such a project, the Sentinel reports.
